The spacious 2-room-apartment is located on the first floor of the facade of a massive building from 1954. The house give a solid and well-kept impression and has been maintained continuously until now.
In 2005 the roof was completely renewed, the facade including the balconies was renovated and the stairwells were renovated and provided with new floor coverings. The buildings were also connected to the district heating system. In 2015, the pipelines  were renewed.
The well lit apartment consists of two rooms, hall, kitchen and tiled bathroom. The floors are covered with carpet and laminate. In 2004 the bathroom was renovated, the entire electrical installation brought up to date and a new fitted kitchen was installed. At the end of the corridor there is a built-in cupboard, which can also be used as a storage area. Heating is provided by district heating. The apartment is rented for 300 €/ month net. A rent increase of 15% appears possible immediately. The net yield could thus be increased from the current 2.85% to 3.3%.

The residential complex from 1954 consists of 13 staircases in Sophie-Charlotte-Str and Spandauer Damm. All in all, the facility is in a well-kept condition. During the last few years, several renovation measures were carried out, including the expansion of the attics and the connection to the district heating system in 2005.

The Spandauer Damm is an important artery connecting Charlottenburg with Westend. It is characterised by residential and industrial estates and Charlottenburg Palace, which is only a few steps away from the apartment. The location is ideally connected to the city motorway and the Westend S-Bahn station opposite the house and offers a wide range of cultural and leisure activities. In the immediate vicinity are 3 supermarkets and in the nearby Sophie-Charlotten-Kiez there are several cosy cafés, restaurants and small boutiques.
