Interested parties often look for brokers in order to reduce the sales price. Houses are often sold according to current construction standards. What was standard 50 years ago is no longer up-to-date today. But which renovations are worthwhile can vary from property to property.
A higher price can be achieved if there is a real increase in the standard. A new heating system according to the most modern requirements, an underfloor heating or a high-quality parquet floor affect the sales price. Selling real estate is also a matter of psychology. In a house in need of renovation, prospective buyers often unconsciously suspect that the house has further defects or damage. This does not have to be the case, and the conclusion is not necessarily logical, but still potential buyers sometimes feel that way. If the first impression is not correct, this often triggers an urge among interested parties to negotiate the price downwards.
